The problem

Every mainstream UK property portal is designed around someone choosing where to live. The filters are bedrooms, schools and commute; the photography sells a lifestyle; the ordering rewards agent spend. An investor is asking a completely different set of questions — what does it yield, what will the refurbishment cost, what is the realistic exit, and is the guide price anywhere near what the asset is worth — and none of them are answerable on a page built for a family viewing on Saturday. So the serious end of the market runs on spreadsheets, auction catalogues, WhatsApp groups and whoever an investor happens to know, which means deal quality depends on access rather than judgement.

The approach

An investor-first marketplace, where that phrase governs the product rather than the marketing. Search, presentation, recommendations, analytics and monetisation are all designed around an investment decision: the stock is what investors actually buy — auction lots, development opportunities and privately marketed below-market-value deals — and every property is presented in investment terms rather than lifestyle ones. The discipline that matters most is provenance: each figure on a deal carries the source it came from, because an investment platform that mixes verified data with estimates and presents both in the same typeface is worse than no platform at all. Owner-occupiers are welcome to use it. They do not get to shape it.
